What is a pre-market listing?

A pre-market listing (sometimes called a private preview or “coming soon” presentation) is a home that a seller and their listing agent are willing to show to a limited group before—or outside of—full public marketing on the Multiple Listing Service (MLS).

How it differs from a normal listing

On a typical MLS listing, photos and details are broadly available to cooperating agents and often to public portals. A pre-market preview is more controlled: access is usually by invitation, referral, or a private link from a licensed realtor.

Private access can mean earlier awareness—but it is not automatically a better deal. Always ask about condition, timing to MLS, competing interest, and how offers will be handled.

Rules vary by market

Local MLS rules, broker policy, and national guidelines (including “coming soon” / delayed marketing concepts) affect what is allowed. Your licensed realtor is responsible for compliance in your area.
